Frequently Asked Questions
-
How can your property management services assist military families during a PCS?
A PCS means compressed timelines and quick financial decisions. We help you determine — with real numbers — whether selling or renting makes the most sense. We are not just property managers; we are licensed Realtors. If selling is the stronger financial move, we can handle that. If renting builds long-term equity and aligns with BAH demand, we’ll structure a strategy to support that. No sugarcoating — just clear data so you can make an informed decision.
If you choose to rent, we manage pricing, marketing, compliant screening, lease execution, and ongoing oversight. Everything is handled electronically, allowing you to complete the entire process from anywhere in the world.
When timelines are tight, we can market and list the property while still occupied to reduce vacancy and get ahead of your departure date.
PCS orders are unpredictable. Having your home leased and professionally managed removes one major uncertainty from your transition.
-
Do you offer short-term leases or flexible lease terms for military personnel?
Our leases are 11 to 12 month leases. We do not offer shorter terms to protect our owners. Of course we follow SCRA for military members that come down on orders. -
How do I provide notice if I receive PCS orders before my lease ends?
30 day notice with orders for all military is enough to terminate lease without penalty. As soon as we receive notice we market the property. -

We have anything from condos, townhomes, detached single family and multiplex -
Can agreements be handled remotely?
Yes, for both owners heading out and tenants that may be passing into Fort Carson. -
What lease terms do you typically use?
Our leases are drafted and reviewed by Attorney Ken Davidson. -
How much security deposit is required?
Equal to one months rent or up to a double deposit if owner accepts a higher risk applicant -
How quickly can management begin?
We move at your pace, whether you are wanting to get ready months in advance or you are ready to head out, we can be on board in less than 7 days.
